Why do apartments charge for parking?
In short: Parking costs money to provide and to keep orderly. Apartments charge for it separately from rent so the people who use a space pay for it, and so there is a space available when a paying resident gets home.
What your parking fee pays for
The space itself. A parking lot or garage has to be built, paved, striped, lit and repaired, and in snow country it has to be plowed. Those costs exist whether or not anyone pays for parking; a fee spreads them across the households that use the spaces.
The permit system. Registering each vehicle, issuing permits, billing and answering resident questions is real work. It is what lets a community tell a resident’s car from a stranger’s.
Enforcement and signage. Clear signs, patrols or license-plate enforcement, and towing coordination keep fire lanes clear and stop non-residents from taking spaces residents are paying for.
Why isn’t parking just included in rent?
Some communities do include it, which is called bundled parking. The trade-off is that every household gets an equal claim on a limited number of spaces whether it owns zero cars or three, and nothing encourages anyone to keep fewer vehicles on site. Billing parking separately (unbundled parking) ties each space to a household that actually uses it, and residents without a car are not covering the cost of everyone else’s.
Can apartments charge for parking?
Generally yes, provided the charge is disclosed and agreed to. In practice that means:
- It is in your lease or a parking addendum. The amount, what it covers and which vehicle it applies to should be written down.
- New fees usually start at renewal. Adding a charge changes the terms you signed, so it is normally introduced when a lease renews, not partway through a term.
- Local rules vary. Notice requirements and limits on fees differ by state and city. This page is general information, not legal advice.
The parking fees residents commonly see
Monthly permit. The standard charge for one registered vehicle, either in a general pool or for an assigned space.
Premium or reserved space. A higher rate for a garage stall, covered spot or reserved space, because it is worth more. See reserved vs. unassigned parking and covered vs. uncovered parking.
Additional vehicle. A second or third car often costs more, because spaces are limited.
Guest parking. Many communities give a set number of free guest passes and charge beyond that. See how guest parking works.
Citations and towing. Not a fee for parking, but a consequence of parking without a valid permit or in a restricted area.
What to do if a charge looks wrong
Check your lease or parking addendum for the amount and the vehicle it covers. If it still doesn’t add up, text us at 877-674-4640 with your name, address, plate number and what looks off, or sign in to the resident portal to review your permit. We look into it and correct it if it was applied in error.
For property managers: how to set parking fees fairly
Residents accept parking fees most readily when the amount is clear up front, the rules are enforced evenly, and the money visibly goes toward a program that works. Our guide to apartment parking fees explained covers how to price tiers, and how to write an apartment parking policy covers disclosure. You can have 5280 Parking run the program or run it yourself with OpenParking.
Frequently asked questions
Why do apartments charge for parking?
Because parking is a real cost the community has to provide and run: the land or garage, paving and repairs, lighting, snow removal, signage, and the permit and enforcement system that keeps spaces available for the residents who pay for them. Charging separately from rent also means residents who do not own a car are not paying for spaces they never use.
Can apartments charge for parking?
Generally yes, as long as the charge is disclosed and agreed to. A parking fee is normally written into your lease or a lease addendum, and a new fee is typically introduced at renewal rather than in the middle of a lease term. Rules on notice and allowable fees vary by state and locality, so treat this as general information, not legal advice.
Why is parking not included in my rent?
Many communities bill parking separately (often called unbundled parking) so each space is tied to a household that actually uses it. When parking is bundled into rent, every household has an equal claim on a limited number of spaces and there is no reason to keep fewer vehicles on site.
What does an apartment parking fee usually pay for?
Typically the cost of the permit program itself — registering vehicles, signage, patrols or license-plate enforcement, towing coordination and resident support — plus upkeep of the lot or garage, such as lighting, repairs, striping and snow removal.
What should I do if I think a parking charge is wrong?
Check your lease or parking addendum for the amount and the vehicle it covers, then text 877-674-4640 with your name, address, plate number and what looks off. We review the charge and correct it if it was applied in error.
